PROJECT CLOSEOUT

PART 1 - GENERAL

1.1        FINAL CLEANUP

A. The Contractor shall promptly remove from the vicinity of the completed work, all rubbish, unused materials, concrete forms, construction equipment, and temporary structures and facilities used during construction.   Final acceptance of the work by the Owner will be withheld until the Contractor has satisfactorily complied with the foregoing requirements for final cleanup of the project site.

1.2        CLOSEOUT TIMETABLE

A. The Contractor shall establish dates for equipment testing, acceptance periods, and on- site  instructional  periods  (as  required  under  the  Contract).    Such  dates  shall  be established not less than one week prior to beginning any of the foregoing items, to allow the Owner, the Engineer, and their authorized representatives sufficient time to schedule attendance at such activities.

1.3        OWNER'S MANUAL SUBMITTAL

A. The Contractors attention is directed to the condition that one percent of the contract price will be deducted from any monies due the Contractor as progress payments, if at the 75 percent construction completion point, the approved Owner's manual complying with Section 01300 has not been submitted.  The aforementioned amount will be retained by the Owner as the agreed, estimated value of the approved Owner's manuals.  Any such retention of money for failure to submit the approved Owner's manuals on or before the 75 percent construction completion point shall be in addition to the retention of any payments due to the Contractor under Article 14 of the General Conditions.

1.4        FINAL SUBMITTALS

A. The Contractor, prior to requesting final payment, shall obtain and submit the following items to the Engineer for transmittal to the Owner:

1.         Written guarantees, where required.

2.         Operating manuals and instructions.

3.         New permanent cylinders and key blanks for all locks.

4.         Maintenance stock items; spare parts; special tools.

5.         Completed record drawing mark-ups.

6.         Bonds for roofing, maintenance, etc., as required.

7. Certificates of inspection and acceptance by local governing agencies having jurisdiction.

8. Releases from all parties who are entitled to claims against the subject project, property, or improvement pursuant to the provisions of law.

1.5        MAINTENANCE AND GUARANTEE

A. The  Contractor  shall  comply  with  the  maintenance  and  guarantee  requirements contained in Article 13 of the General Conditions.

B. Replacement  of  earth  fill  or  backfill,  where  it  has  settled  below  the  required  finish elevations, shall be considered as a part of such required repair work, and any repair or resurfacing constructed by the Contractor which becomes necessary by reason of such settlement shall likewise be considered as a part of such required repair work unless the Contractor shall have obtained a statement in writing from the affected private owner or public agency releasing the Owner from further responsibility in connection with such repair or resurfacing.

C. The Contractor shall make all repairs and replacements promptly upon receipt of written order from the Owner.

1.6        BOND

A. The  Contractor  shall  provide  a  bond  to  guarantee  performance  of  the  provisions contained in the paragraph above entitled "Maintenance and Guarantee", and Article 13 of the General Conditions.
